How do you charge for PM Services?
MDJ generally prefers to charge a fixed monthly fee, so that there is no conflict of
interest for a project to come in at a higher cost so that MDJ gets a higher fee.
If you charge a fixed monthly fee, don’t you have an incentive for a project to take longer?
To avoid this, MDJ agrees to a project schedule with the client in the beginning,
and if the project runs any longer than originally scheduled, the client only pays for
additional months of PM services at their sole discretion.
Why do I need an independent project manager; can’t my architect, general contractor or real estate
broker also act as the project manager?
While these project team members sometimes also provide PM services, it is not
their core business, and generally architects would rather concentrate on design,
general contractors would rather concentrate on construction and real estate
brokers would rather focus on real estate transactions.  Clients often encourage
this dual role scenario because they aren’t familiar with project management
consulting firms.
What architects, contractors and other consultants and project vendors do you work with?
Some clients already have selected an architect and general contractor before
they select a project manager.  Otherwise we work with the client to select project
team members appropriate for the project, in terms of similar project experience
and chemistry with the client, and have worked with numerous firms over the years.
How do you keep a project on schedule?
By developing a detailed project plan that not only keeps the project team
members on track, but also lets clients know in advance when they will need to
make project decisions so that the project stays within schedule, which minimizes
costs.
How do you keep a project within budget?
While buying good and services for market price is important, it is also important to
have clearly defined budgets and to price the design early in the process, so
project design costs can be prioritized during the design process, in order to avoid
costly changes to bid drawings.  Pricing the design early also avoids project
acceleration costs, if changes must be made after the bid process to meet budget
parameters.  
What type of experience do MDJ project managers have?
MDJ project managers have diversified experience in architecture, engineering,
construction, corporate real estate and facilities, information technology, furniture
management, site selection and relocation management.   
How does MDJ satisfy company project audit and Sarbanes-Oxley requirements?
We work with the client’s Accounting Department at the beginning of the project to
create project procedures and internal controls to meet the client’s particular
requirements, and we constantly benchmark project documentation during the
project against the agreed upon procedures.

What types of project documents does MDJ produce in order to properly document a project?
MDJ believes that the project manager, not other project team members, should
produce the project legal documents that are necessary for project auditing
purposes.  These documents include budgets and cost projections, schedules,
RFP’s and bid analysis for hiring project team members, and meeting action item
lists and status reports.  Project documents can be posted on MDJ’s web based
security encrypted project management web site, for 24/7 real time access by
clients.
Can MDJ manage projects beyond the Northeast?
Although MDJ is currently located in NY and NJ, we work with independent project
management consulting firms throughout the U.S. to provide national coverage,
while maintaining the highest quality service levels through document
standardization and a sophisticated centralized information technology
infrastructure.  MDJ’s infrastructure includes high capacity duplicate file servers in
NY and NJ, with quadruple redundancy; and leading edge “work anywhere” mobile
broadband technology, which allows MDJ project managers to work in a client
facility without needing access to a client’s technology infrastructure, maintaining
client data security.
What size projects should a client hire a project management consultant for?
We manage projects on an advisory level and add great value for projects that are
less than 5,000 square feet, while our technology infrastructure allows us to
manage projects greater than 1 million square feet and portfolios of numerous
projects for clients who are seeking to outsource project management services.

What does a project management consultant / owners representative
actually do?
A project management consultant / owners representative is the owners advocate
on a construction project, managing the entire project process, from site selection
and team selection, through project planning, budgeting and scheduling, to project
execution and closeout, managing and resolving all project issues.
I have heard the terms “construction manager” and “project
manager” both used; what is the difference?
The construction manager manages the trade sub-contractors and executes the
construction phase of the project, while a project management consultant / owners
representative not only manages the construction process, but also manages site
selection, design and engineering, project planning, technology planning, the
furniture and equipment process, construction and occupancy planning.
